Holding Deposit
Securing a property prior to tenancy agreement completion
A holding deposit may be requested to reserve a property before the tenancy agreement is finalised.
This payment helps secure the room or property while referencing, Right-to-Rent checks, and tenancy documentation are completed.
The holding deposit is equivalent to one week’s rent.

The holding deposit secures the accommodation prior to move-in

Referencing and Right-to-Rent checks must be successfully completed

All tenancy documentation must be signed within the agreed timeframe

Communication regarding tenancy progression will be provided throughout the process

Holding deposits are handled in accordance with current tenancy legislation
Please Note:
This payment will be withheld if any relevant person (including any guarantor(s)) withdraws from the tenancy, fails a
Right-to-Rent check, provides materially significant false or misleading information, or fails to sign their tenancy agreement
(and/or Deed of Guarantee) within 15 calendar days
(or another Deadline for Agreement as mutually agreed in writing).

Security Deposits
Tenancy deposits held in accordance with current regulations
A security deposit may be required before the tenancy begins.
Security deposits are protected in line with current tenancy deposit legislation and are designed to provide protection for both tenants and landlords throughout the tenancy period.
The value of the deposit depends on the annual rental amount associated with the tenancy agreement.

Security deposit caps include:

No more than 5 weeks’ rent where the annual rent for the tenancy immediately after its grant, renewal, or continuance is less than £50,000

No more than 6 weeks’ rent where the annual rent for the tenancy immediately after its grant, renewal, or continuance is £50,000 or more
